Planned for traffic, drainage and access

A new parking lot has to do several jobs at once: carry delivery trucks and daily traffic without rutting, move rainwater and snowmelt to the right places, and meet accessibility requirements for slopes, stalls and routes. We plan the lot around all of that before we start, working from your site plan or helping you lay one out, then build it in the right order: excavation and grading, a compacted aggregate base, asphalt placed in layers, and finally the striping and markings that make it usable.

Northern Indiana has no shortage of shops, plants and truck yards, and those areas need a heavier base and a thicker asphalt section than a customer lot or church lot. We size each part of the lot to how it will actually be used, so you aren't paying for truck-grade pavement where cars park, or living with failures where trucks turn.

Step by step

Our asphalt parking lot installation process

  1. Plan the layout

    Stalls, aisles, entrances and drainage are set out on paper and checked on site.

  2. Excavate and grade

    The site is cut, filled and shaped so water flows where it's supposed to.

  3. Base and first course

    Aggregate base is compacted, then the first layer of asphalt goes down.

  4. Surface and striping

    The surface course is paved and rolled, then the lot is striped and marked.

Do you work from engineered site plans?

Yes. If your project has engineered drawings we build to the plan's grades, sections and details. For smaller lots without an engineer, we'll help you lay out stalls, drive lanes and drainage that work.

How many accessible parking spaces do I need?

Under the ADA standards, a lot with 1 to 25 spaces needs at least one accessible space, and the minimum goes up as the lot gets bigger. At least one of every six accessible spaces must be van-accessible. We lay these out with the required access aisles and keep their slopes within ADA limits.

Can you build a new lot next to one that's in use?

Yes. We stage equipment and materials to keep your existing entrances and parking open as much as possible, and tie the new pavement into the old with clean, sealed joints.
