Your parking lot is the first thing customers see and the last thing they walk across. A faded, cracked lot makes a property look neglected, and the damage compounds: road salt, plow blades, oil drips and summer heat all wear down unsealed asphalt faster. Sealcoating every couple of years keeps water out, slows oxidation and costs a small fraction of what repaving does.

We seal lots in sections so part of the lot stays open, or during evenings and weekends when traffic is light. Cracks are cleaned and filled first, oil spots are primed, and the sealer goes on in even coats with hand-cut edges along curbs and islands. Because fresh sealer covers the old paint, we restripe stalls, accessible spaces, arrows and fire lanes as part of the same job, so the lot reopens clean and organized.

How long does the lot need to be closed?

Each sealed section stays closed until the sealer has cured, typically overnight and up to a day depending on temperature and humidity. By sealing in sections or after hours, most businesses never fully close.

Will sealcoating cover potholes and big cracks?

No. Sealcoat is a protective layer, not a repair. Potholes and failed areas should be patched and cracks sealed before sealcoating. We'll point out anything that needs repair first and price it separately so you can decide.

How often should a commercial lot be sealed?

Most lots benefit from sealing every two to three years, with crack sealing in between. High-traffic lots and drive-throughs may need it sooner.
