Fix the cause, not just the surface
Most parking lots don't need to be torn out completely. Once the surface is cracked, raveling and patched over, we look at what's underneath. Where the base is still solid, the lot can be milled and repaved or overlaid. Where water has gotten in and the base has failed, showing up as alligator cracking, potholes and soft spots, those areas are dug out and rebuilt before the new surface goes on. Fixing the cause, not just the surface, is what keeps a repaved lot from cracking up again after two winters.
We know your parking lot is part of how your business makes money. We plan the work in sections, schedule around your busy hours, use cones and barricades to keep traffic moving, and line up restriping so the lot reopens organized. Should I repave or just patch and seal?
If cracking and potholes are limited to a few areas and the rest of the lot is sound, patching, crack sealing and sealcoating is the smart move. When failures are spread across the lot or the surface is badly worn, repaving costs less over time than patching every year. We'll show you what we see and price both options when it makes sense.
Can my business stay open while you pave?
Usually, yes. We split the lot into sections, keep an entrance open and schedule the heaviest work for slower hours whenever we can.
How soon can cars park on a repaved section?
Fresh asphalt can usually take traffic within a day once it has cooled and hardened, and striping follows soon after. We'll give you a reopening plan before we start.
