More than a fresh coat of black

A sealcoated driveway looks great, but the real value is what it prevents. Sunlight bakes the binder out of the asphalt, and our winters push water, ice and road salt into every hairline crack. A fresh coat of sealer every two to three years locks out moisture, keeps the surface from drying out and helps the dark surface warm up and shed snow faster.

We treat your driveway like it's in front of our own house. Grass and debris are edged back, the surface is blown clean, cracks are filled, oil stains are primed, and garage floors, walks and landscaping are protected before any sealer goes down. We cut in the edges by hand and apply the sealer evenly across the whole surface for a uniform finish without drips or streaks.

Step by step

Our driveway sealcoating process

  1. Prep

    Edge, blow off and clean the driveway, and protect the areas around it.

  2. Fill and prime

    Fill cracks and prime oil spots so the sealer bonds everywhere.

  3. Seal

    Cut in the edges by hand, then coat the whole surface evenly.

  4. Let it cure

    Stay off it until it's ready. We'll block it off and tell you when.

Is it time?

Your driveway is ready for sealing if

  • It looks gray, chalky or faded
  • Water soaks in instead of beading up
  • Fine cracks are starting to spread
  • The surface feels rough or is shedding small stones
  • It was paved at least six months ago and hasn't been sealed in two or three years

How long do I need to stay off a freshly sealed driveway?

Foot traffic is usually fine after several hours, but keep cars off for at least 24 hours, longer if it's cool or humid. We'll leave the driveway blocked off and let you know when it's ready.

Is sealcoating safe around my lawn and pets?

Keep pets and kids off the driveway until it's dry. We mask off edges and protect walks, garage floors and planting beds as we work so sealer ends up only where it belongs.

Will sealcoating fix cracks?

Sealcoat protects pavement but doesn't repair it, which is why we fill cracks before we seal. Wide cracks or alligator-cracked areas may need patching first, and we'll point those out at the estimate.
